My Realty Company staff has over 30 years of experience in large multi-cultural cities and resort areas appealing to every economic level, residential or commercial. At My Realty Company the slogan “bigger is better” does not apply! That little old-fashioned word, service, (without passing the buck) is what makes us better.
Sometimes bureaucratic management develops a life of its own. It can cause the loss of an opportunity to sell or buy a home because no one is making those instantaneous decisions that need to be made while the opportunity is still hot. We dare to be creative!
The staff at My Realty Company can represent you as a buyer's agent, or (exclusively) as a seller's agent, or, alternatively a transactional broker. All of these options are available to you, and we will thoroughly explain what the terms mean, and how each can benefit you.
We represent you, the customer, always! My Realty Company really is your realty company, too. From the moment you make the decision to allow us to represent you, we work to get you the highest possible dollar, and all the terms you desire. Our compensation is not first on our list of priorities.
Your listing is offered to all realtors immediately on the MLS (an internet multiple listing service), not one week or one month later. Ask us how this can benefit you. We encourage all other agents to work on your listing as well, in order to achieve your goal and get you the highest possible dollar as quickly as possible. We offer equal compensation to all realtors. Ask us how you can benefit from this.
As a matter of fact, sometimes we will offer more to the selling agent, in order to expedite the sale, if we deem it necessary. We do not offer the selling agent less than what we would be compensated. Ask us how this can benefit you.
Leaving the decision as to how to deal with an offer solely to the listing agent, often ends in a sale being lost. All parties must sit down at the table together. We invite selling agents to come to the table with all of us to achieve the goal of a successful and happy sale. This is where the successful negotiating is often accomplished. Remember, one agent faxing another agent an offer to purchase does not constitute negotiation. Many a sale has been lost because of the lack of co-operation to negotiate. The seller and buyer as well as the realtor lose. If a buyer has taken the time and energy to put an offer in writing, and it does not turn into a sale, many times it is because of the lack of skill and experience of the listing agent. The buyer may never know why the offer was not accepted. This gap can be filled when the cooperating selling agent is present, and they both work together for the buyer and seller.
Anyone can be an order-taker in a seller’s market. The order-taker and the professional realtor are worlds apart in a seller's market . And the difference is what makes for a successful sale!
The staff at My Realty Company believes that every written offer, either low or asking, deserves to be presented to all parties, or a grave injustice is done to the seller and the buyer, as well as to the selling agent who has worked very hard to bring an offer to the table. Without the buyer and the buyer’s agent there would be an expired listing, and a lost sale. Actually, a very small percentage of homes are sold by the listing agent. That is why the Multiple Listing Service can really benefit everyone, and create a multiple-offer situation. This is certainly a win- win situation for the seller, and often the buyer. Everyone gets a fair chance.
We at My Realty Company pride ourselves on our negotiating skills. As a consequence, have had a “zero” expiry history. Very few salespersons or companies can boast this. You never know when you might be in the situation of being passed around to other companies until your home is tired on the market, and ultimately sells for less than market value.
We believe you will come to the same conclusion that many other happy customers have. Bigger does not mean Better. It’s the bottom line that really counts. We at My Realty Company are bottom-line oriented. We want to be your realty company.
